6 Phases of Design Explained

PHASES OF DESIGN

There are typically 6 phases that define our design services.  These phases are an outline of the design process during our role in your project.  These are important to know and understand because we plan our progress, timelines and fee schedules in accordance with these milestones.  Keep in mind that these phases could be modified or compressed to meet a particular projects needs, but generally this is how our process will go.

Architecture Model Sketching

Consultation/Program of Requirements

This is our consultation phase where we research and determine the criteria for your project along with schedule development.

Schematic Design (SD)

We explore preliminary design concepts with you, provide you with various design options, and help you narrow down to one preferred schematic design that best fits your needs.

Design Development (DD)

Refine, develop and detail the most important aspects of your project.  Define preliminary layouts for structural and mechanical systems.

Construction Documents (CD)

Selections of finishes, fixtures, door and window types.  Document the remaining technical details and drawings required for construction and municipality approvals.

Bidding/Procurement

Set the cost and schedule for the construction of the project, and obtain the building permit to proceed with construction.

Construction Administration (CA)

Oversee construction to ensure construction accuracy.  Respond to and answer contractor questions, RFI's (Request for Information), review shop drawings and resolve any site changes and details.
